American Title Services serves the following areas:
Wisconsin Counties: St. Croix; Pierce; Polk; Dunn; all
other west-central wisconsin counties available upon
request.
Minnesota Counties: Washington; Dakota; Chisago;
Ramsey; Hennepin; all other minnesota counties

TITLE SEARCHES
American Title offers three types of Title Searches.
1. TITLE INSURANCE
-This is a complete search of the property from the U.S. Government Patent to the current date. Title Insurance helps cover both an owner and a lender from any "title defects" which may arise from the search. For a one time premium, First American Title Insurance Company (American Title Services - SCV, LLC's underwriter) agrees to insure you for loss suffered due to defects that existed prior to the issue date of your policy up to the amount of the policy.
2. LETTER REPORTS
-This is a search from the time the current owner took title to the present date. It will show any liens, judgements or encumbrances on the property or current owner.
3. ABSTRACT UPDATE
-This search involves updating an abstract from the last date in the abstract to the present. The update will include any recorded documents affecting the property.
CLOSING SERVICES
Our office has an experienced and knowledgeable closing department that will make the purchase, sale, or refinance of your property a smooth and pleasant experience.
Our closing department will:
-Set up the file, which includes:
-Calling on all payoffs, taxes, utilities, special assessments, judgements, and tax liens
-Obtaining written mortgage payoffs
-Calling the realtor for the closing statement
-Working up the loan package from the lender and the HUD-l
Settlement Statement. When the HUD is approved by the lender we will call the customer with the amount needed for closing.
-After closing we will disburse the checks, send out the payoffs, record the documents and mail out the loan package to the lender.
In addition, we have experienced closing agents to complete the transaction. These agents will explain the closing documents to you and answer any questions or concerns you may have.
We have a licensed attorney that is available to help answer your questions about the above services and any other concerns you may have about your real estate transaction.
American Title Services - SCV, LLC provides ESCROW SERVICES including:
- Preparation of escrow agreement and escrow of funds pending satisfaction of escrow terms.
REALTOR CLOSING STATEMENT
-We will fully prepare the realtor closing statement. The realtor will need to provide the listing contract, the offer to purchase and any Amendments and/or Counteroffer's, Data Sheet, and copies of any other documents pertinent to preparing a closing statement.
CONSTRUCTION DISBURSEMENTS
American Title Services - SCV, LLC provides CONSTRUCTION DISBURSING SERVICES including:
* Verification of clear title - NO judgments or liens filed
* Lien waiver collection - ensure all contractors/subs are paid
* Inspection - job progress report prior to payout
* Disbursement - preparation of checks and lien waivers
* Basement survey - foundation within required lot line setbacks
